P.S. - One of the principles of successful negotiations is to make sure that both parties are happy with the deal. If you screw your buyer, it will come back to haunt you. And of course, if you try to screw them and they figure it out, you'll sabotage your own deal. So, try to negotiate terms that you both can live with.
