Subject: BREI Jan Newsletter: What a year it was... a look back & ahead to 2023

Happy New Year! 2022 was quite the year... it's taken a couple of weeks for me to process it and plan for 2023.

The year started off great...


We were in a hot real estate market, our household survived covid, took possession of our 8plex, launched the Edmonton InvestHER Chapter, and we were excited for the year ahead.


In February, I flew to Florida for a mastermind, then a family trip to Phoenix. Awesome.



Then things took a bad turn...


russia (which we no longer capitalize) started another horrific genocide of Ukrainian people on Feb 24 resulting in over 12 million refugees, and many lives ended. This hit home for me more than others, and I felt the need to keep others informed. This led to me watching way more news than I usually do, which was depressing.



On the real estate side, life went on...


  • We lucked out and sold an underperforming property in May before the market headed into a recession.


  • I was part of a team that launched a Cdn limited partnership for investing in US multifamily.


  • We took advantage of the new CMHC MLI Select program and got 2 loans for 90% LTV and 94% LTV this year :) So that worked out... and saved our investors' returns from the effects of high-interest rates.



Then on the Ukraine front...


A flood of refugees to Canada began. Over 700,000 applied for Canadian visas and over 120,000 have arrived so far, and many to affordable Edmonton.


To help my feelings of helplessness over the war, we started hosting Ukrainian families in our home. 5 families for a total of 7 weeks, over the course of 4 months.


It felt good to help parents with young kids get settled, and a relief to welcome our own family to Canada.



It was busy, especially since in the fall we also...


  • took possession of a 6plex with our investors


  • flew to Austin, TX for business


  • closed our US LP fund!



Phew! And now here we are in January 2023.



What is our outlook for 2023?


  • In Alberta, things are looking good for multifamily owners, as we are expecting rents to really start increasing, finally! There will be opportunities for buyers as well.


  • In Texas, we see 2023 as a fantastic opportunity for buyers with capital (that's us!). Sellers are coming back with 20-30% discounts on buildings that we put offers on months ago. We are optimistic yet very careful to not catch a falling knife.


  • This is the year of misogi's so we're heading to Houston in April where Patrick will be doing the 70.3 Ironman!



  • Since there is a need, I will continue mentoring active investors in purchasing their first building. More details to come!
