I can't believe we've been doing this newsletter for 5 years now! Cassian was one, Anika was a wish, and I was really scared to send out my first email.

The market is heating up in Edmonton, and we just listed a property with a market rent increase of $245/month due to the high demand for quality rentals!
As we look to increase supply and build another small new construction multifamily, we've had to walk away from several properties. For us, the top 3 criteria are it needs to be the right price, meet the qualifications of the enhanced GST rebate, and have enough parking.
So, the hunt continues for the right property for us and our investors...

On a snowy March day in Edmonton, I went to a Sherwin-Williams paint store to look at deck stain samples, and they asked, "you're painting outside NOW?!?" I said, "YES, in Texas!" 😆
Painting is well underway, and finally, the property is looking drastically better from the outside and getting a lot more drive-by traffic stopping in! Bye-bye ugly dirty brick 👋
When prospects come in, they can now tour our new laundry room!! It's soooo much more pleasant to do laundry there, and we actually make income now with our own machines. No more lost income to a 3rd party provider.
