WILMOTH Standards of Habitability

What seems like many years ago, there was a significant emphasis made by the Marion County Health Department to enforce the habitability standards that are a part of the Indiana Landlord laws.  As a property manager we also had challenges with investors who, for many reasons, had just decided their rentals were OK as-is.  This left us in the difficult position of having tenants upset, the Health Department breathing down our necks, and feeling helpless since we did not own the property. 

At that time we created a document call the WILMOTH Standards of Habitability In the ensuing 15 years we have made just a couple of updates to these standards.  These standards are a part of our Management Agreement.  We want to make sure we have agreement with our owners as to what is acceptable conditions for our tenants. 

If you don't recall these standards, take a minute to review them.  If you have an issue with any of them lets talk.  Using these standards is a foundation for how we manage properties.  They are a big part of our recommended approach to successfully owning any grade of residential asset.  

Knowing our client's agree allows us to maintain habitability and marketability which in the long term results in profitability of your investments.
