Here we are all of a sudden in November!  With the election behind us (that's a joke) we can now look forward.  What are you looking forward to?  For me it would be a return to life as we used to know it.  Gathering with family and friends and not experiencing a fear of contracting (or giving) people a virus.  The lingering question of should we all really be here?  Heading into the Holliday season means, in normal times, many more gatherings.  This year there will be less and many more questions about what is appropriate. 

One thing that has not changed is that the City of Indianapolis has recently been trying to play catch up from the earlier this year slump in issuing property citations.  While we are inspecting properties daily, it just takes one complaint to the City and you are going to be written up.  

If you have had this experience you know that by the time you receive the notice there is about two days to resolve the issue.  Then you are calling and texting us, and we are calling and texting our field crew and contractors.  Everybody is dropping whatever they were doing to help our owners miss the deadline.  If not fixed, the City will either fine the owner or resolve the issue themselves and charge the owner 5x the normal cost. 

We wanted to revisit the best way to avoid these last minute citations.  The Indianapolis Landlord Registry allows your properties to be registered with a local property manager contact.  Then, instead of you receiving a citation delayed in the US Mail, a local contact will receive the citation days before you.  Occasionally, we even get a "heads up" call from local inspectors who know us and know our practices.  We are all on the same page to keep properties attractive which leads to better neighborhoods. 

So today we are going to feature the two blog posts.  The first is what we wrote when the registry first started in 2017.  The second post is from 2018 when a renewal process was introduced.  Please make sure you have registered and also that you have listed WILMOTH Group as your local contact!

Indianapolis-Marion County Landlord Registration Process

Marion County Indiana landlords must participate in a registration of their homes with the City of Indianapolis. Beginning in 2015, landlords must use a new online landlord registration site. Any property owner failing to register their properties could be subject to a fine. There are also annual renewal requirements.
