Through the years we have struggled with tenants who (despite lease language that requires it) do not change their furnace filters.  The cost to rental owners comes back in emergency calls related to equipment failure in addition to faster loss of life to your furnace/air handling equipment.  

The EPA states that changing filters regularly results in a 5%-15% reduction in monthly heating and cooling bills.  We often hear from non-renewing tenants that utility costs in the home were a significant reason for not staying in the property. 

We are considering partnering with a company that will move a long way toward solving this problem.  The solution?  Regular 90 day delivery of furnace filters to a tenants front door.  With lease language that instructs the tenants that these filters must be installed along with instruction from our office and other sources provided by the company. 

Additionally, in an independent study of property management companies who implemented this program, HVAC trouble tickets to maintenance actually were reduced from 31% to 50% in each company.

We are looking for feedback from owners who would like to participate in this program.  Based on the number of responses, we will make a determination if implementation will proceed.  Here is what we are requesting you to consider. 

  1.  If we introduce this program at first, it will be a cost incurred by owners ($10/month).  As participating owners have lease renewals, or new tenants, the cost will be transferred to the tenant in their lease documents. 
  2. The filters are delivered to the tenant’s front door on a quarterly basis and branded to WILMOTH
  3. All filters have printed expiration dates so WILMOTH inspections will be able to ensure tenants change them or incur penalties as outlined in their lease.
