I was interviewed recently on Los Angeles and San Diego radio. I've been fortunate to do a lot of interviews after publishing my most recent book, No Nonsense Real Estate.

However, this latest interview was one of the very best. Two of the show hosts are CPA's, and one has been investing in real estate for decades. We covered a lot of ground, material that will be actionable for real estate investors and for personal real estate.


On a related note, Amazon recently invited No Nonsense Real Estate into their new Prime Lending program. Soon, it will be available to millions of Amazon customers for free. It's an honor to be one of the few non-fiction authors invited into the program.
Funny story: I once negotiated seller financing for... THE CHAIRMAN OF A BANK.

Yes, someone who has an entire bank at his disposal, wanted to close a transaction with seller financing. 

And the reason was, in his own words, he "didn't want to deal with the hassle." If the Chairman of the bank doesn't want to deal with mortgage hassles, what chance to we mere mortals have?

Clearly this tool known as seller financing has a lot of use, and yet it's relegated to the dark corners of the real estate world. A lot of agents have no familiarity, and consequently, their clients don't get the recommendation to utilize it.

Hence, why I call seller financing...

The Biggest Missed Opportunity in Luxury Real Estate

That's a bold statement, but it's not hyperbole. 

The fact is sellers can get more money for their homes, and expand their pool of buyers, by offering seller financing.

Buyers who might otherwise not be able to buy, or who just dread the bank mortgage paperwork nightmare, are able to conduct transactions seamlessly.

I've used seller financing in good markets and bad. The best successes have consistently been in the luxury market, including numerous multi-million dollar properties.

The Federal Reserve raised rates again, which they had been promising to do. Wall Street yawned in response. Mortgage rates are up just 3 basis points on the week, despite 25 basis points of tightening. Who knows how long this will last, so get your low mortgage rate locked while you can.

Speaking of mortgages, did you know the zero down payment mortgage is back? Well, it has been for quite some time, actually. But there are more institutions adding this option. The HUGE difference between these zero down loans now and 10 years ago: high credit scores and high rates. So, no cause for alarm, yet.

The stock market is white hot, and there are only two other times in history the stock market's valuation has been richer: 1929 and 2000. We've seen this movie before folks, and know how it ends. Reduce exposure to the stock market. I say buy real estate, but maybe I'm biased. Put your money in cash then. But whatever you do, don't act surprised when the stock market falls precipitously. May it rise higher? Of course. But the downside is much, much larger than the upside.
REMINDER

The summer heat represents the best buying opportunity in our market. Every year, sellers get fatigued, and accept offers they would not have even considered in winter.

There is no denying that home shopping in 105 degree heat isn't fun. However, you can figure out many ways to cool yourself down and relax with the hundreds of thousands of dollars you'll save.
