Subject: Paradise Valley Weekly - 9 New Home Listings

Sales and new listings remain surprisingly robust given this historically slow time of year. Many clients are actively looking now, and many more preparing to look right after the New Year. Q1 should be very interesting.

Closings
$14.6 million in closings last week, almost triple the prior week. Strong numbers across the board, with the average sales price just under $2.1 million and the average per square foot price jumping up to $414. These are serious numbers, at a time when usually very little is happening in real estate.

Keeping in mind that December is usually sleepy compared to January, and at the risk of sounding like a broken record, I reiterate: if you're looking to buy, now is the time to put a property under contract. There will be very serious competition for quality homes after the New Year.

New Listings
There are 9 new listings, ranging from $899k to $10 million.
