Subject: Paradise Valley Weekly - 16 New Listings, Home Auctions, Jumbo Loans, and Book Update

There was a great article in the Wall Street Journal this week covering luxury home auctions. One might think that in a strong market the demand for auctions is down, but the opposite is true with auction volumes increasing dramatically. On another note, I received a proof of my upcoming book with Brian Tracy. Just a few millimeters of design tweaks and it will be ready. Those of you who voted on the cover a couple of months back will be gratified to see that the winning cover looks great in print. 
Jumbo loan availability continues to improve, which in turn will increase demand for luxury homes. The Wall Street Journal continues its coverage of jumbo lending here.

Closings
The numbers are a bit skewed this week, since volume was down and 2 of the 5 closings were distressed. One closing was a short sale, the other a home that had no interior whatsoever -- no walls, no appliances, everything had to be done, and it still sold at $175 per square foot. In any case, the total volume last week was down to $5.7 million, not surprising given the lull in the market that usually happens this time of year.

New Listings
There are 16 new listings, ranging from $674k to $9 million. The selection is better than usual with quite a few that are worth attention.

Exceptional contemporary design built by serious art collectors to showcase their art. The views are spectacular, with a wide panorama overlooking Camelback Mountain and Paradise Valley Country Club. There's no other home quite like this one. Offered at $5.6 million.
