Subject: Paradise Valley Weekly - 19 New Home Listings, Dangers of Going "Too" Custom

Another glorious week in Paradise Valley with sunny days, crisp evenings, and a full moon to add to the beauty. Lots to report on our real estate market, before we get to that, it's worth taking a moment to contemplate real estate gone wrong.

Everyone wants their home to be a reflection of their family's interests and taste. Some people take this to an extreme, using styles or amenities that are so far outside the norm that otherwise desirable homes become "problem properties." One of the most famous examples in our area is the castle themed home on Camelback Mountain, which languished in disrepair for years as numerous people tried and failed to make a go of it.

When you contemplate your next custom home or remodel, it may be worth reading this article in the Wall Street Journal. There are millions of dollars at stake in a luxury home, so best to protect that investment while still honoring the spirit of your ideal lifestyle.

Closings
Closed sales dipped to over $8.8 million from $12.8 million the prior week. The average sale was just under $1.8 million and $313 per square foot. The low average sale price per square foot was indicative of the older mix of properties, with a weighted average year of construction of 1987.

New Listings
There were 19 new listings this week, ranging from $850k to $24 million. My picks for best quality and/or value this week:

Spectacular Views in Guard Gated Community
Views of Camelback Mountain, Mummy Mountain and the Phoenix Mountain Preserve from this home perched among the highest lots in Clearwater Hills. 3 en-suite bedrooms, guest casita, diving pool, and a 3 car garage make this a hillside home worth seeing sooner than later. Offered at $3 million.

Gorgeous Estate on Huge, Private Lot
Located in the extremely desirable Cameldale community, this 10,000+ square foot home sits on almost 7 acres. The property is quite dramatic with a 750 foot driveway, and views for miles. The interior is finished to the highest standards and yet is not "overdone" making it warm and homey despite its grandeur. Offered at $10 million.
