Subject: Paradise Valley Weekly - 15 New Home Listings

For readers around the world, please know that it's time to make plans to visit Arizona if you haven't already. The weather is glorious! It's hard not to smile when you walk outside.

Also it's going to be especially challenging to find accommodations in high season given that we are hosting the Superbowl. We always get quite an influx of people between January and March for events like the car auctions and baseball spring training. Last time we hosted Superbowl the city was overflowing with people. So, please book your travel plans now, or you might find limited selection and extremely high prices.

On a related note, the competition for buying homes will also increase as we approach the new year. Based on the strong activity we've seen, I'm expecting a blockbuster 2015. There's a distinct advantage to getting out there now, because you'll need much sharper elbows to negotiate into a luxury home come January.

Gas cooktops have long been preferable to electric ranges, but induction ranges are the most sophisticated of all. The problem has been that induction ranges don't give the visual feedback of a gas range. Samsung has fixed that problem with a novel innovation on the induction range: virtual flames. Closings
A healthy week of closings dominated by higher end properties. Another two closings over $3 million, buttressing the record breaking sales of properties in this category in 2014.

Closed sales jumped to over $12.8 million from $8.5 million the prior week. The average sale was just under $2.6 million and $399 per square foot. The weighted average year of construction was 1993.

New Listings
There were 15 new listings this week, ranging from $750k to $3.5 million. My picks for best quality and/or value this week:
