Hi Friend,

Happy to report that despite the rising
market, seller financing is not dead.  Just
yesterday closed the deal I had written
about previously, and my clients are
thrilled to own a 10,000 square foot home
without one penny of bank financing.
The seller is happy to earn a higher return
on his cash than he would have made were
it sitting on a bank.  It's an overused cliché
but truly this was a "win win" deal.

Best part of that deal was the seller had
never thought about financing, and the
buyer was ready to spend a lot more to
get non-traditional financing.  The deal would
never have happened without yours truly
opening his big mouth and then rolling up his
sleeves. It went from impossible and
unthinkable to done in just weeks.

A lot of people are timid about negotiating,
including strangely enough a lot of realtors.
Not me.  I love to negotiate, and I love it
most when my clients achieve results
better than they thought possible.  It's
really quite simple: you cannot get what
you do not ask for.  

Closings Last Week
Sales are way, way up this week to $16.2
millon from $6.2 million the prior week.  The
average price per square foot was steady at
$300 vs $298 the week before.  10 homes
were sold at an average price of $1.62 million.
Those are some serious numbers this week,
strongest performance we've seen among
many strong performances in the past few
months.  

New Listings This Week
We have 11 new listings this week ranging
from just under $1.3 to $7.5 million.  

Here are my picks for quality and value this week:

King of the Mountain
Do you want to see absolutely everything from
your perch at the top of the mountain?  How
about we throw in some guards at the gate as
well?  As you wish Your Majesty... Almost 7,000
square feet in guard gated Clearwater Hills,
