Subject: Paradise Valley MarketWatch - 15 New Listings

Good morning Friend,

I'm always amazed when I show up to a
home showing with an agent and he or she
is dressed shabbily.  All the effort and energy
that goes into getting a luxury home ready to
show, and the person presenting it is wearing
... a track suit.  Now, I'm not suggesting that
dress is more important than the house, but
after all this is a presentation.  If you're selling
a home you want the buyers to fall in love 
with it.  If they're thinking about the sketchy
looking person letting them into the home,
they're not falling in love.

It reminds me of the words of the great
firefighter Red Adair, who played a huge role
in putting out the Kuwait oil fires among many
other epic blazes:

"The only thing more expensive than hiring
a professional is hiring an amateur."

There are many subscribers on this newsletter
list, and so most of you I haven't had the
pleasure of meeting.  Rest assured, if you
give me the opportunity to do business with
you, I will pay attention to the details -- including
appropriate business attire.  Good grief, it's
sad state of affairs when such things even
need be mentioned.  But if we haven't met I
suppose you should know that I won't show
up to a meeting looking like I ran the 300
meter dash.

Closings Last Week
Sales bounced back from the prior week with
just under $6.2 million in closings and an
average price of over $1.5 million.  The average
price per square foot was $298, reflecting the
mix of both old and new properties sold.    

New Listings This Week
We have 15 new listings this week ranging
from $1.3 to $3.5 million.  One of them is
already under contract, and these quick closes
are becoming more frequent.

Epic Hillside Lot 
Almost 2.5 acres of hillside land, adjacent to
42 acres of mountain preserve.  The views are
epic.  The home was built in 1974 and is just
over 3,000 square feet - it's a great remodel
or teardown opportunity and a home worthy
of this special location would be extraordinary.
Offered at just under $2.2 million.

Solid Value Under $1.4 million
One of the better homes I've seen in this price
range in some time, it offers over 5,000 square
feet in the prime Invergordon/Doubletree area.
The interior finishes are good, though some
cosmetic refreshing is warranted in some areas.
5 bedrooms, a 4 car garage, fantastic yard for
kids and entertaining.  There is real value here. 

Arcadia Gem
I don't often feature homes that aren't in PV,
but this is close and it should be on the radar
of anyone looking for a wonderful home for
family and entertaining.  Sitting on the base
of Camelback Mountain, the home boasts
impeccable interior design, and is absolutely
turn key ready for move-in.  Built in 2008, the
home has 6 bedrooms and is offered at just
under $2.2 million
