The pace of sales remains very healthy with

the sales price per square foot was $324 for
homes with an average year of construction of
1988.  So people are paying more, and getting
older homes for their money.

This is going to get worse before it gets better,
with rising prices for less desirable inventory.

New Listings
There are a whopping 26 new listings ranging
from $775k to $8.5 million.   2 of the new listings
are already under contract within 3 days of
hitting the market.  So 24 are available as of
the time I write this.

Here are my picks for quality and value:

Bank Foreclosure Mansion
Over 9,300 square feet built in 2007, and
located in a prime neighborhood on almost 2
acres.  HUGE VALUE here at the asking 
price just over $2.5 million.  With the way the
market is moving, and just a bit of TLC, I would
not be surprised to see this home sell for
$3.5 - $4 million in the not too distant future.
