Subject: Paradise Valley MarketWatch - 15 New Listings and a Tribute to Warren Buffett

Good morning Friend,

I am writing this week's newsletter from
Omaha, Nebraska where I've come to
partake in the spectacle of Berkshire
Hathaway's shareholder meeting.  It's
the "Woodstock of Capitalism" and in
honor of it, some quotes from Warren
Buffett for your enjoyment and profit:

*  “When you combine ignorance and leverage,
you get some pretty interesting results.”

*  “No matter how great the talent or efforts,
some things just take time. You can't produce a baby
in one month by getting nine women pregnant.”

*  “I could end the deficit in 5 minutes. You just pass a
law that says that anytime there is a deficit of more
than 3% of GDP all sitting members of congress are
ineligible for reelection.”

*  “Price is what you pay. Value is what you get.”

*  “Never ask a barber if you need a haircut.”

*  “Gold gets dug out of the ground... Then we melt it
down, dig another hole, bury it again and pay people
to stand around guarding it. It has no utility. Anyone
watching from Mars would be scratching their head.”

Closings
Sales dropped from the massive pace of
the past few weeks, as is to be expected
this time of year.  Sales totaled just over
$7.6 million with the average just under
$1.3 million.  It was a newer mix of
construction with 1996 being the average
year built.  Despite that newer mix, we
saw the average price per square foot dip
down to $275.  This lower price per square
foot was owing to a couple of homes on
smaller lots, and one patio home.

New Listings
There are 15 new listings ranging from
$875k to $6 million.   

Here are my picks for quality and value:

Bank Foreclosure on Camelback Mountain
In case you missed the special alert I sent a
few days ago, this home has not yet gone
pending.  There are a lot more pictures now
online as well.  I've walked the home, and it's
terrific for lovers of contemporary architecture.
It's not a family home, but it is very well suited
to a couple who wants to feel like they rule the
mountain.  The wine cellar is one of the best I
have seen in some time, a rock wall of the
mountain juts into the cellar giving it a unique
and spectacular aesthetic.  Offered at just
over $1.3 million.

Family Home in Gated Community
This 5 bedroom home in the Merrill
Cantatierra community is perfect for families,
as every bedroom has its own bathroom.
Built in 1993, it has good bones and with
some updating could be wonderful.  Great
yard and pool, central vacuum system, and
more.  Offered at $1.35 million.

Estate on 2.5 Acres on Mummy Mountain
Regrettably the pictures aren't accessible yet
for this property, but save this link because
it's worth the wait.  9,000 square feet built in
2009 with extraordinary finishes and amenities.
Offered at $6 million.
