issue of the Wall Street Journal discussing
how to win a bidding war. This is timely
information as the Paradise Valley market
continues to move quickly -- one of the
homes that closed this week for just under
$2.5 million was on market ONE day before

If you use Google's Gmail service you may
not get these newsletters anymore due to
big changes. Frankly many other email
services are also getting "paranoid" when it

It's also a good idea to check your spam filter
regularly, as emails from friends and family

Closings
Another solid week of closings with just under
$11 million in sales volume. The average price
was just under $1.6 million and $302 per square
foot. The weighted average year of construction
was 1997.

New Listings
Only 6 new listings this week, and frankly much
of it is unimpressive. 4 of the 6 new listings were
recently cancelled listings shuffled to new agents.
So, we have a lot of "old wine in new bottles" as
the saying goes.

Just one home in PV that I'd brave the heat to see
sooner than later:

Fixer Upper/Teardown on Quality Lot
A million dollars just doesn't buy what it used
to, as we can see here with this 3 bedroom
handyman special. The main virtue is the
acre lot located on Invergordon near McDonald.
If the home can be salvaged the price may
not be so unreasonable. If it's a teardown then
the price should be less than the asking price
of $997k

Fortunately we also have a lovely new listing
in Arcadia:

Close to Paradise Valley, this mid century
