The big news in real estate this week is the 30
year mortgage rate hitting a 2 year high.  While
that sounds ominous, it's important to keep in
mind that the rate stands at 4.5% which is very
low historically.  As the economy improves,
this rate is likely to go much higher.  So, for
buyers the opportunity remains to capture a
rate that we may not see again for a generation.

Closings
The strong pace of sales continues, despite
summer heat and rising rates, with almost $17.5
million in closings last week in PV. The average
sale was just under $2.2 million and $386 per
square foot, built in 1995.

New Listings
15 new listings this week, up from the paltry
selection of last week.  There are some very
high quality homes this week to consider:

Mountain Views from Private Putting Green
This 13,000+ square foot home offers every
amenity one could reasonably want, including
wine room, guest house, game room, theater
and impeccable finishes throughout. This home
has never been lived in, and is being offered
at $4.9 million.

Construction was just recently completed on
this tastefully designed Santa Barbara style
home.  As it is new construction, the landscaping
could use some time and attention to flourish,
but the interior finishes more than compensate
