The elephant in the room is the Federal Reserve. The "will they, won't they" buzz on interest rates has been exasperating.

Now, it's official: rates are up, and they are going higher.

Ultimately, this is a good thing. After all, rates are only going up because of the strength in the US economy.

However, the downside is that housing will cost more for all buyers using loans -- which is, of course, the vast majority of buyers.

Furthermore, there's a "herd" effect of this increase in rates. Everyone wants to secure their home before rates go even higher. For many folks it's a "now or never" moment if their budget was stretched.

In the past, shifts in interest rate expectations led to a buyer's panic. There's no reason to expect this time will be different.

Consequently, expect more competition from buyers starting in January. With the ticking clock of rates hanging over prospective buyers, there will be added urgency to get things done.

Here's a 6 month chart of 30 year mortgage rates:
The move that has already happened (86 basis points) is an increase of 26% in interest costs for homebuyers -- and that's just the last 90 days.

If the Fed makes good on its announcement for further increases, expect to see mortgage rates go to 5 - 5.5% within a year.

While 5.5% isn't a huge number in a long term context, it means that buyers will be paying almost double the interest they would have paid in September of this year! 

Simply put, if I was "thinking about buying" and I was going to use a loan, I'd be putting my home search as a much higher priority -- right away.

I've been beating this drum for months, and the data continues to support this thesis.

The price of procrastination is going up.
