Yale professor Robert Shiller, who famously predicted the last housing crisis is singing a different tune these days. Given the supply/demand imbalance, and the very real risk of rising interest rates, Shiller says now is a good time to invest in real estate.

On a related note, the latest apartment vacancy rates surprised analysts. The thinking had been that too many new apartments were being built, and there wouldn't be enough demand to keep up with supply. However, vacancy rates are at 4.4%, lower than most had predicted, showing continuing strong demand for housing.

The only segment that is weakening appreciably is luxury apartments in the hottest markets. With many people spending over 50% of their income to live in San Francisco and New York, a pullback was overdue.
