Friend, it's been a busy month or two since we last caught you up. So much is going on locally, nationally and globally that it's hard to digest at times. With that said I've been putting a strong emphasis on remaining positive. It's not only important in maintaining your momentum but frankly, I don't know about you, but I can only take so much gloom and doom, ongoing national tragedies & wavering political leadership. It compounds and has the ability to desensitize us.

I'm hoping that the positive news in this month's newsletter reverberates, provides some excitement and fuels motivation. As a business business owner and real estate developer I hear a lot of "NO's", I hear a lot of "not enough experience" but at the end of the day I am proud of the work my team has accomplished in such a short amount of time, in such a competitive market. It won't stop our flow, our growth as a company or the positive impact we have on our community.

We got a few smiles for you :) We smile because we build lasting relationships that have evolved into great clients and great projects that provide value. And...we have a blast doing it.

Stay warm my friend!

Putting in the work...

Ayyyyy! Onpoint Real Estate has been certified as a King County Small Contractors and Supplier (SCS). Being a SCS Improves the effectiveness of certified SCS businesses to compete for King County contracts as contractors, consultants, and suppliers. We will be independently pursuing projects and working with larger primes for real estate opportunities within King County, Sound Transit, Port of Seattle, and Seattle Colleges.

Special thanks to those within King County who assisted us through the process, Carrie Cihak, Sandi Hanks and Laura Preftes!
Special Night Out!
NAIOP: Night of the stars Hall of famer
It was a absolute pleasure to see one of my real estate development friends & mentors Douglas Howe receive the NAIOP Hall of Fame award. I've been working and following Douglas since 2009. This development game is not for the faint of heart. Thankful to have such guidance. Congrats again Douglas!
Affordable Housing
Liberty Bank Building (100% affordable housing at 30%- 60% AMI)
(Left to right) Onpoint Real Estate Managing Partner, Jaebadiah Gardner, Walsh Construction Site Superintendent, Jason Wilson)

All is looking well on the Liberty Bank Building job site. Walsh Construction is well underway with construction pouring footings for the soon to be 115 unit 100% affordable building. Most importantly, we have great participation results on this job: Over 30% WMBE firms hired with 17% being African-American firms. Shout out to all those on the team especially Walsh for going the extra mile to make this happen. This is a shining example of prosperity building within communities of color in Seattle. #LetsBuildWealth
There are so many components to development and on this project it's been 10 times that! But meetings with the project Architects, Mithun and our Project Curators, Al Doggett Studio has made this Liberty Bank Building project enjoyable. Here are a couple action shots of the team discussing the nuts and bolts of the art that is to be included in and outside of the building to come January 2019.

We raised over $50k and had over 300+ folks in attendance. Thank you to community who came out and supported, especially our sponsors!
BISNOW Event Panel discussion on Affordable Housing in Seattle
"Can for-profit companies and socially conscientious ones work together? "I believe they can," Gardner said. "And public and private partnerships can happen as well. We're an example of that, GardnerGlobal Inc. founder and CEO Jaebadiah Gardner said. "The system needs to be more efficient to create more housing." Read More.
BRACE YOURSELVES! - A note from Michelle
November has launched off with an unusually cold start but boy, oh boy! What a time it is to be alive! With snow already falling throughout Washington and a serious change in Seattle's political scene with Seattle's first elected woman mayor in over 92 years!!! Times are truly changing and we're eager to experience this historical moment in time alongside you!

With all of this being said, Winter is coming along with some big changes! So brace yourself and consider some of these tips as we move forward together!

For Extreme Cold/Snowy-Weather:
1. Keep a cold-weather kit in your trunk. It should include a blanket or sleeping bag, gloves, hard candy, bottled water, folding shovel, first aid kit, flashlight and cell phone charger.
2. If you have a fireplace, keep the flue closed when you're not using it.
3. Avoid overexertion when shoveling snow. It’s a serious workout, and going at it too hard can bring on a heart attack − a major cause of death in the winter. If you must shovel snow, stretch before going outside.

For Political Discourse:
1. Stay Educated - Always fact check and do research beyond what is presented in popular media. Education is such a vital tool in being progressive - take advantage of our beautiful and abundant public libraries around Seattle!
2. Be (Pro-)Active - Moderate media intake. Find healthy and productive ways to discuss politics with others. It doesn't always have to be hostile conversations. Approach conversations around politics with compassion whenever possible.
3. Check Yo'self Before You Wreck Yo'self - Remember and acknowledge your position in our society. Allow space for marginalized identities to speak and be heard. You may not agree with what is said, but at least now, you can appreciate the beauty of diversity and be a part of finding some kind of solution or common-ground. Also, remember that sometimes, every conversation does not always require your opinion or a response. Being quiet and listening often shows strength and character.
