Here's something I've never done - an ALL multifamily-property update. Not included here is our residential single-family portfolio, which may have to be another time!


Houston, Texas 144-unit


Closed: June 2023
Units under renovation: 42

Occupancy: 85.3% (not counting the ones under renovation)

Summary: Our show suite is renovated and being furnished today, with photos on Monday! The demo has started on the inside of the leasing office. There will be about 4 renovated units per week coming available, so it's time to get it filled up!

Spruce Grove, AB - Prescott 6-plex


Closed: June 2023

Occupancy: 100%
Total rent per month: $10,770

Summary: We are now fully occupied, and are awaiting our fences & landscaping. We will be applying for a GST rebate to get some of our taxes back. This can be done as long as each up & down townhouse unit is purchased for under $450 k.

Edmonton, AB - Walker 6-plex


Closed: November 2022

Occupancy: 100%
Total rent per month: $10,545

Summary: It's almost been a year. Grading, fences, and parging is done. Sod is coming next week! We've had one tenant turnover (no lost rent), and one renewal already. Our refugee Ukrainian family is staying, and they fly their Ukrainian-Canadian flag proudly! (see below)

Edmonton, AB - Desrochers 8-plex


Closed: February 2022

Occupancy: 100%
Total rent per month: $13,835

Summary: Another property 100% occupied and all rent paid on time by our amazing tenants. Rent has increased 5% year-over-year. Not much to report, which is a good thing. We like occupied boring properties. :)

Edmonton, AB - Desrochers 6-plex


Closed: September 2020

Occupancy: 100%
Total rent per month: $10,295

Summary: Almost 3 years of owning this property, and we're enjoying the 1.87% interest we locked into. With 2 more years to go, we might just miss the high-interest period. The big news here is that I switched insurance providers to Desjardins and saved about $5,000 in annual premiums! Let me know if you want my agent's number.

I only do this program twice per year. The next one might being in Spring 2024. Better to get in now. I really feel there will be a lot of opportunities this fall/winter, so you want to be prepared.
