  • Simple things like holding community events/BBQ's/pool parties, and incentivizing staff for retaining tenants, decrease costly turnover

  • Updating the units and increasing the rent by $100 on average, significantly increases the value of the property

    • that's ($100x144)x(12months)/0.06 = $ 2.88 M
