Hi Friend,


We are well into 2022, and we couldn't be more thrilled about the possibilities this year. Before looking ahead, Patrick and I spent some time at the beginning of January reviewing 2021.


We're grateful that we could help many couples and families invest in real estate last year, placing $873,000 of capital into strong, recession-resilient real estate, shielded from the ups and downs of the stock market, and protected from inflation. We purchased 20 more brand new units, adding another $4.7M assets under management.



2021 Year In Review:

Over this coming year, we're excited to continue being your "boots-on-the-ground" team in affordable Alberta (where it seems that all of Canada suddenly wants to invest!) finding off-market opportunities in Edmonton, and we're diversifying into the US (specifically Florida, where I'm flying to this Thursday to walk through some properties!).



Property Updates:


Less than 10 days until closing on a brand new 8-plex!

Left to finish:

  • vinyl siding

  • stone façade

  • garage doors

  • blinds

  • light fixtures

  • decks and stairs

  • final touches


On the asset management side, we've been finalizing:

  • financing

  • insurance

  • tenants

  • utilities

  • home inspection

  • welcome manuals

  • safety features for tenants




After possession, we can relax? Nope!


We'll be putting our application together to refinance with CMHC's NEW Affordable Housing Program, which is accepting applications March 7.


The new program allows for as little as 5% downpayment (you read that right!), and a 50-year amortization... as long as you meet the new criteria. There will likely be a flood of applications into CMHC, but we are working on a special business plan to stand out :)


It ULTIMATELY means that we'll be providing affordable housing to our community while making our partners a great return.
