Subject: February Newsletter: Last call for mentorship & Houston update

Hi Friend,

In this month's newsletter is the last call for our multifamily mentorship program, a progress update on our Houston 144-unit value-add project, and some upcoming events.

Recording of my webinar last week

In case you missed it, I did a mini-course / webinar about the 10 Steps to Find, Fund, and Run Your First Multifamily.

Here is the recording. It was a big value-packed preview of my 12-week program, which starts very soon!

This is the last call to learn the rules, avoid the expensive pitfalls, and purchase your first (or next) 5+ unit property!

Hit reply with any questions or grab one of the timeslots that I've dedicated for 30-minute strategy sessions, so you and I can talk through what might be the best next step for you in real estate. Whatever you choose to do, I'd love to share a few tips.

We've got a motivated cohort so far, and there are a few spots left to join us!

The first Module is released tomorrow, and then our first group call is next Tuesday, Feb 13 @ 5pm.

PROJECT UPDATE

Houston, Texas

I flew down to Houston again in January to check on the renovation progress, inspect the completed units (55 done now), and overall see first-hand how things were going.

We moved our staging furniture over to a bigger model unit, and it looks soooo much better! I was picking on them to fix stuff like the flooring in the corners and to remove the film from the appliances because it has to look perfect!

By my next trip, I expect the common laundry room to be renovated, and exterior painting to be started!

I also will order a new sign (to replace this ugly brown one)... as soon as we get approval from the city to rename the property. I hope I can reveal it soon! Re-branding is important to change the perception of the property, which had gone downhill with the previous owner.

UPCOMING EVENTS

Edmonton Real Estate Investors Association - Wednesday, February 14 @ 6:30pm

Linda Hayes is a real estate investor, teacher, and Chartered Accountant from Edmonton. She has been investing in real estate since 2006 and owns multiple short-term and long-term rentals in Edmonton and Belize.

Linda specializes in tiny homes and garden suites to have multiple income sources on each property. She started research into international investing in 2018 and now resides in Belize most of the year, where she works with Keller Williams Belize and has a successful YouTube channel.

This month, Linda will talk about how to do a rental budget, both for long-term and short-term rentals, and what things should be included. We will talk about what types of items you can write off and some things to consider if investing outside of Canada from a tax perspective.

Special for Valentine's Day: Bring your spouse for free!

The InvestHER Meetup Edmonton - Saturday, March 2 @ 2pm

For 2 years now, our mission has been to support women on their real estate investing journeys. We strive for a supportive and encouraging environment, where everyone feels welcome.

Come meet other women investing in real estate, for support, encouragement, and education, and to get your questions answered. Whether you're just getting started or have some experience to share, we'd love to see you!

This month on the personal side is my son's growing love of carpentry - cutting with his scroll saw and screwing pieces together all by himself.

He's sure taking after Patrick and his grandpa and has recently built several cars, boats, a helicopter, a crane, and a robot! He's 6.

He wants to build a house one day... I wonder where he got that idea 😉
