Happy Friday Friend,

I have lots to share this month, as we've been busy. How are things with you? Any plans for the summer? We are definitely planning to do some camping trips with the kids - maybe as far as the Okanagan!

BREI Properties presents the US Value Add Real Estate Opportunity LP

We're excited to share with you a way for Canadians to easily invest in multifamily assets in the US!

Why the US? Simply, we are finding deals and returns that we just can't find anymore in Canada. Patrick and I have partnered with a team of real estate professionals with experience in the US and have structured it so investors' liability is limited, there's no mortgage qualification, and Canadian investors do not have to file US taxes (but still benefit from the tax advantages of multifamily).

Spruce Grove, Alberta, 6-plex Update

Construction on one of our 6-plexes is now at a standstill. We are feeling the impacts of increasing construction costs and labor shortages! This is part of the reason we have pivoted to buying existing buildings. We're still focusing on cash-flowing properties in affordable markets, but not building new. What worked the last few years, just doesn't work that well anymore...

Builders are now charging much more due to inflation! We paid $433k per suited townhouse (2 units), and a similar product is now going for $500-$575k!

At least we benefit from appreciation while we wait.

On a personal note:

We celebrated the kids' 2nd and 5th birthdays! They were conveniently both born in May so we can get away with one birthday party (for now!)

Ukraine and Ukrainian Dance

Cassian had his first Ukrainian dance Year End Show. Our family still in Ukraine is always on our minds, so this year carrying on our culture in Canada feels more important than ever.

Here is a personal and touching article on CNN, written by my uncle, who after reporting on the war for 3 months, went home to Vancouver Island for a quick break and to sell his condo, and is now returning to Ukraine.
