Latest Property Update

6-plex in Spruce Grove, AB approved for 95% CMHC financing!

Even though CMHC MLI Select Program said it could finance up to 95% of cost, not many investors have been able to achieve the maximum LTV due to increased bond yields and difficulty meeting the Debt Service Coverage Ratio.


Simply put, it's been harder to cashflow with high interest rates these days, so CMHC was lowering the loan size you could get.


But it can be done! Thanks to our high expected rental income and the 200k difference between our purchase price (always do fixed price contract!) and the appraised value, we had enough room to get the full 95%. This is a huge win for our partners, who can KEEP $180k that they were initially planning to put into the deal, and do something else with it (oh, and still keep 50% ownership!).

Jade lives in Sherwood Park with her husband and two kids. They love to travel and hang out at the lake.
