Where did January go?  Wasn't it just last week we were opening gifts and popping champagne to bid adieu to 2020?  Seems like it!

Good news on our end is the rental owner 1099's have all been processed and mailed this week.  This is before the Jan. 31st deadline so maybe we will pop a cork this weekend to celebrate!

You will receive the 1099 by email and snail mail as long as we have a valid email on file.  If you have not received the email yet, please check in your junk/spam folder.

In the email version, If your property(s) is/are owned in your personal name then use the last four digits of your social to access your 1099. If they are owned in a business name, then  use the last four digits of the company EIN.

Also, if you notice on the digital 1099 that the address is not correct, please let us know asap so we can update your records.

After you receive your 1099, if you have any questions, please help us out.  Just email your question to Owners@WILMOTHGroup.com so we can research the question and dispatch a response asap!

On other matters...still no word yet on how the new rental assistance will work in Marion County.  We will let you know as soon as we find out!

How To Handle Personal Property In A Forced Evicton

What happens to a tenant’s personal property after an Indiana eviction is enforced? Sometimes a tenant does not follow the court order to return possession to the landlord by a certain date. When this occurs local law enforcement is brought in to force the tenant to leave. A locksmith will change all the door locks.

Then there is the matter of removal and storage of the tenant’s property.

Dear WILMOTH:

Why am I being required to add my property manager as an additional insured on my homeowners policy? This is the policy that covers the property being managed. Shouldn't the property manager carry their own insurance? Why should I provide insurance for them on my policy?
