Assistance Animals In Your Rentals

Often, we are finding renters prefer detached residences over apartments so that they can have a pet.  In some cases, the claim is made that their pet is an assistance animal

In the past, housing providers were limited in how we could handle the claim of a assistance animal by an applicant or tenant. Fair Housing laws made it discriminatory to turn down an applicant simply for their pet who they claimed was a service animal. It is also unlawful to charge deposits, additional rent or fees to these owners.  

The challenge has always been how to objectively determine if a pet qualifies as an assistance animal.  Earlier this year, HUD provided all rental providers some much needed guidance and support for how to process requests by tenants for an assistance animal. 

Our partner, PetScreening.com had incorporated these guidelines into their service.  We utilize their service for every pet request and now their screenings will pursue individual documentation based on the category of service animal the applicant identifies.  

Many of you have experienced being contacted with information on your new tenant to learn they have a pet that has been approved as an assistance animal.  This post will provide more details on the rules we must follow, and the steps to ensure we are actually approving a trained, legal assistance animal. 
How Help Scout is Smoothing Communication with Owners and Tenants

As we shared a few weeks ago, we have implemented a help desk system that is allowing all team members to easily communicate and resolve questions and issues related to owner's and tenant's. Instead of wondering which WILMOTH team member to communicate with (and selecting the last three you have heard from) we now offer a simple email that will route your question to the right party and produce the answer you need...usually in record time!

This system (Help Scout) has already significantly improved our communications. We also are able to index and retain all communications so that past history is easily reconciled. Some owners has asked if they can just send their message directly to the team member they know best. We are really asking everyone to use Owners@WILMOTHGroup.com as the trusted method of working with WILMOTH. Emails received into individual email boxes are being routed into the Help Scout email for retention and further processing.

We are excited by the results we are already experiencing. As our library of data grows, this system will just get better and better! Thanks for being our partner and trusting us to be working for better communications by using Owners@WILMOTHGroup.com!
Eviction Moratorium

A reminder...we are still unable to file for an eviction in Indiana.  The moratorium was extended to July 1.  We are hopeful that will be the final extension.  We know some of you are very frustrated by the non-performance of your asset and so are we!  We have a plan to get in front of these problems as quickly as we can file in court.

In the meantime we are posting demand notices and checking occupancy.  If we find you are one of the lucky ones whose non-paying tenant vacates, we will let you know immediately.  

We understand this is a very important issue to you!
Rental Owner Ledgers In Portal

A couple of months ago several owners advised us that a feature in their owner portal was not working.  The Rental Owner Ledger available under the Rental Owner tab is a collection of Owner draws and contributions.  We learned some of you really liked this presentation of the information.  We reported it to the software vendor and they could not easily rectify the issue.

Well good news!  The feature is finally back!  We apologize for the disruption in this information but it has returned!  Log into your owner portal to review it again!
