Usually, every month as I prepare to write this brief newsletter, I have a topic in mind.  For April there are several topics none of which can justify an entire newsletter.  I'm kidding though, they are not foolish.  At least to me. 

Lawn Services

If you have a vacant rental you might want to be reminded...grass and weeds will start growing, quickly, over the next few weeks.  If you need us to ensure your property is being maintained, lets discuss how we can help.  If you do not address this issue you could find yourself on the wrong end of a city mowing bill of several hundred dollars!

Approval For Repairs

Recently, we have experienced a great deal of difficulty having owners respond to our maintenance or repairs requests.  Repairs come in one of four ways.

1. Move-in inspection
2. Mid-Lease inspection
3. Move-out or lease renewal inspections
4. Submission by the tenant

We assess each need and then submit to the owner for approval.  For many possible reasons, we hear nothing.  Even phone calls go unanswered.  

I get it.  When I find out there is a need to spend funds on a rental the first question in my head is "can this wait".  Reality quickly sinks in and knowing the request has already been vetted, I just need to approve it and move on. 

Thankfully, we have not needed to use the "Notification and Response" clause in the Management Contract.  We have been close though.  

NOTIFICATION AND RESPONSE: For maintenance requests over $250.00 Manager will contact OWNER via email to provide information. For maintenance in excess of $250.00, OWNER is required to respond to requests within 72 hours of initial contact, or MANAGER may at its discretion contract for work to be completed and billed back to OWNER.

Can we all agree that working together is better than leaving us in the lurch with your tenants?  Or tell us to handle all issues.  Just, please,  don't leave us hanging.  


The Mart

Our private marketplace is now live.  We are starting to add properties.  First, you will need to set up an account at WILMOTHGroup.com.  After that, you will be welcomed to our "Community".  Right now, the Community is only the Mart.  Over time it will have some new things.  For now, these private listings (and some that are on the MLS) will give you a new resource if you wish to add to your portfolio.  

If you have a property you want us to add to the Mart please let me know.
