Subject: Yale Professor Robert Shiller on Real Estate, California's Loss is Arizona's Gain, - Luxury Homes Weekly

Luxury Homes Weekly
340th Edition - Dec 31, 2016
Happy New Year! I hope you and your family are enjoying a wonderful holiday season.

Wishing you all the very best in 2017.
If you enjoy this newsletter and would like to continue receiving it in the new year, please support it by giving me the opportunity to earn your business.

Before I became a real estate agent, I was an investor and developer. I've done over $50 million of deals as principal. Here's what most people don't know...

I've hired most of the top agents in this town!

No other agent in Arizona has had quite as much experience as a client as I have.

These experiences with other agents are why I became an agent. I provide the level of service, the patience and the tenacity, that I wanted when I was on the other side of the table.

If you want a custom solution, not a "cookie cutter" solution, then please talk to me. I'm a patient advisor, and will work with you for as long as it may take to find the right solution for you.

Whether selling your home, finding a new home, or acquiring an investment property, I will provide a high level of service based around your needs. And if there's a challenge that's beyond my areas of expertise, I will direct you the best person for the job.

If you, your friends or family have any real estate needs, please reply to this email or call my direct line at (480) 442-7325.

Thank you,
Alex
California's loss is Arizona's gain.

Uber, the company that's totally transformed transportation around the world, is moving toward self driving cars.

The bureaucrats in California decided to put a stop to that, and Arizona Governor Doug Ducey said "come to Arizona!"

And that's just what Uber has done. So you may soon be picked up in a car that is driving itself.

For more details, here is the coverage in Bloomberg.
Yale Professor Robert Shiller who famously predicted the housing bubble over a decade ago, has reiterated his confidence in US housing.

There's a terrific video interview here with the professor discussing what's happening in the housing market, and what may come -- including the possibility of a "Trump boom."
Best Homes on Market

The best of the best in their respective categories, selected for quality and/or value.

Paradise Valley
The value here is in the land, a great lot with views for just $750k. If you're adventurous you can remodel and expand the small mid-century modern home, but it's most likely a teardown.

Arcadia/Biltmore
Nothing worth highlighting this week, hopefully next week brings a better selection.

Scottsdale
"Lock and leave" home perfect for seasonal residents in the very desirable area near Lincoln & Scottsdale Road. Totally remodeled 3 bedroom home on a small lot requiring little maintenance for $1.1 million.

Deal of the Week
Price drop on golf course home in Paradise Valley. Totally remodeled with lovely views, this is a solid value at the new asking price under $1.6 million.
Active Buyer Needs

Perhaps you've been thinking of selling your home, or know someone who is?

Here's what some of my clients are looking for right now:
  • Horse property with 2 acres under $1 million. An older home of block construction is ideal. Flexible on location: central Scottsdale, Biltmore, or near north Phoenix - just no locations too far north or east from PV

  • Quality 4+ bedroom home in Paradise Valley priced to sell. Light remodeling is ok but nothing in need of a huge remodel. Flexible on style, just something cozy with a good layout under $1.5 million.

  • Spanish/Mediterranean in Paradise Valley, Arcadia, or Biltmore with 5 bedrooms under $2 million.
If you know of anything, please reply to this email or call my direct line at (480) 442-7325.
