The Nobel prize winning economist who famously called the real estate bubble over 10 years ago, Yale Professor Robert Shiller, recently summarized the current real estate market.

He noted that even though several markets have eclipsed their peak from the last cycle, on an inflation adjusted basis values remain well below peak. Also many markets have not returned to peak values even on a nominal basis (including Phoenix).

"My opinion is if you want a house, go out and buy it. It’s not an extremely unusual time. There are always risks."

Closings
Volume surged last week after a two week lull, with $12.9 million in single family home sales. 

Properties were on average 26 years of age, with quite a few "handyman specials" in the mix. Hence the average selling price of just $1.3 million and $295 per square foot.
