As reported here two weeks ago, Arizona's long-time water concerns are looking tame compared to our neighbors.

Local station KJZZ reported on the matter, and if you'd like to understand what's happening in Arizona relative to our neighbors it's worth a listen.

Closings
We didn't publish last week, so reporting on 2 weeks data. There were $45.5 million in closings, consistent with the strength we've seen in recent weeks. 

The average price dipped below some of the highs we've seen lately, at $1.4 million and $336 per square foot. The weighted average year of construction was 1981.

These statistics indicate strong demand for homes to be remodeled or torn down. 

Listings
There are 18 new home listings this week, ranging from $875k to $6.1 million. 

Three homes get my recommendation for quality and/or value:

Good Value / Income Opportunity
Livable 4,056 square foot home on 1.25 acre flat lot in prime area. Remodel it, tear down and start anew -- or rent it out until you know what you'd like to do with it. The seller will act as the bank on this 3 bedroom Santa Barbara style home at the base of the Phoenix Mountain Preserve. The downside is it backs to Tatum.
