Closings
Last week this newsletter predicted the lull in closings was the calm before the storm, and that prediction was proven correct this week. Not only were there over $22.2 million in closings last week, the average sale was over $2 million. 

The average sale price per square foot was $353 for homes with a weighted average year of construction of 1996.

Expect to see strong activity for the next couple of months as seasonal buyers make their purchases before the heat returns.

Listings
There are 13 new house listings ranging from just under $850kk to $14 million this week.
