Closings
Sales remained healthy last week at $9.6. The average price was $1.6 million and the average price per square foot was $312. The lower price per square foot was indicative of an older mix of properties selling last week versus the prior week-- weighted average year of construction was 1983, vs 1991 the week before.

New Listings
This week's 11 new listings range from $547k million to $5.9 million. There are several fixer uppers in the mix, nothing that strikes me as the deal of the century but there's potential in several. Two homes this week that I recommend making an effort to see sooner than later:

Mummy Mountain Estate 
Located in the gated community of Las Brisas, this 9,200+ square foot home has spectacular city and mountain views. Amenities include a 2,200 bottle wine cellar and an infinity pool overlooking the exceptional views. Offered at $5.9million.

Santa Barbara Style Home
