Subject: Paradise Valley Weekly - 10 New Listings, Security Risks, International Buyers, and a New Book on Real Estate

Often times when people think about security risks, they are focused on things like thieves breaking into their homes. While it's important to protect against such risks, a lot of our wealth is exposed to risk in cyberspace. With the recent hack that brought Sony to its knees, this is something we should all reevaluate.

You may already have access to some programs to help in this area, and not even know it. The Wall Street Journal recently published an article outlining services offered by major insurance companies and banks to their private clients. If you aren't certain you've got ideal protection against risks in cyberspace and in the real world, it's worth a read -- click here for the full article.

International buyers contemplating their options for getting permanent residency in the US should read this article on EB-5 real estate investment programs.
Closings
Closings continue at a solid pace, with over $10.5 million last week. There were a greater than usual number of handyman specials in the mix. Hence the average home sold for just $1.3 million. Despite the age of the homes, they sold at a substantial $373 per square foot. The weighted average year of construction was 1988.

New Listings
There are 10 new listings, ranging from $1.1 - $3.5 million. Three standouts that I would recommend seeing sooner than later:

3+ Acres in Prime Location with Views
Having sold a home down the street just weeks ago, I am very familiar with the extraordinary appeal of this intimate neighborhood of large lots gazing upon Camelback Mountain. Centrally located, you can walk to the Sanctuary Resort -- and yet it also feels as peaceful and serene as a nature preserve. There's a 4,000 square foot home on the property, but you'd probably want to tear down or extensively remodel it. Lot is large enough that it can be split, so you can potentially sell an acre and still have plenty to build your dream home. Offered at $3.5 million.

Bargain Home on Acre+ Flat Lot
This tastefully remodeled home offers 4 bedrooms, all en suite. There's a 4 car garage, salt water pool, mature landscaping, and a high quality kitchen. Substantial value here at the asking price of just under $1.4 million, don't delay on this one.
