Subject: Paradise Valley Mayor on the Ritz Carlton, Mortgage Challenges for Business Owners, and much more - Luxury Homes Weekly

Luxury Homes Weekly
354th Edition - April 8, 2017
My latest book No Nonsense Real Estate has been attracting attention lately, with various media interviews.

The latest interview was a show called Work From Your Happy Place. It caters to business owners, and on this episode we talk specifically about how to make your home an ideal environment for working, and also maximizing your family's happiness.

Another show goes deeper into the business side of real estate. If you'd like to know more about "how the sausage is made" this episode of one of the top real estate podcasts on iTunes, Invest Four More.

I will continue to make the rounds on podcasts and radio, and share any interviews that may be helpful.
A quick roundup of noteworthy real estate news:
In the world outside of real estate...

Do you like wine?

Gary Vaynerchuck featured me in an episode over a bottle of Burgundy. A fun one from the archive I dug up in the wake of recent interviews. Cheers!
Best Homes on Market

The best of the best in their respective categories, selected for quality and/or value.

Paradise Valley
2008 build recently remodeled, superb yard with sport court, large pool, and vast patio -- and located on a cul de sac. It's just north of Mountain View where you get more for your money. A lot of home for under $1.7 million, this would be 25%+ more if it were located farther south.

Arcadia/Biltmore
Newly construction in the heart of Arcadia, within walking distance of Old Town Scottsdale. This 4,200 sq ft home was finished to a high standard, no detail left unfinished. Bright, open, and a large private yard. Offered at $2.5 million.

Scottsdale
DC Ranch golf course home on acre+ lot, high ceilings, quality finishes, guest house, pool, and a 4 car garage. Sweeping views of the McDowell Mountains beyond the 17th fairway. Offered at $3.5 million.

Deal of the Week
Remodel opportunity in excellent PV neighborhood under $1 million. 6 bedrooms on an acre+ lot is compelling at this price level. This property is especially noteworthy because it has a more recently constructed guest house - so you could live in that while remodeling the main home. Only downside is moderate traffic on Jackrabbit, but I've seen homes in much more trafficked areas asking for far more money.

COMING SOON
Spectacular 7 bedroom home (configured as 5 bedrooms plus office and gym) with tasteful contemporary finishes.

Dream kitchen, wine cellar, high ceilings, and more closet space than you've ever seen (even the guest bedrooms).

Massive open spaces for indoor and outdoor entertaining, deep covered patios, theater grade surround sound, and mature, lush landscaping.

All for under $2.4 million!

Not on MLS, available exclusively here. This is so new we don't even have pictures. If you're interested, please reply for photos and details as they become available.

Commercial & Investment Properties

This newsletter has been warning of the dangers in retail properties for quite some time, with certain exceptions.

One of those exceptions is the dollar store. Why would this old institution be resilient in the face of Amazon and other forces that are crippling other retailers?

There are a few reasons dollar stores can continue to thrive, even in this tough environment:
  1. Shipping can cost as much or more as the items being sold, so it doesn't work for ecommerce.
  2. Many of the shoppers at dollar stores don't have credit cards.
  3. Dollar store shoppers are far less likely to shop online in general.
  4. Dollar stores are often located in rural areas with little competition.
If this makes sense to you, there's a property we should discuss. It's offered with an almost 8% cap rate, right here in Arizona. Please reply to this email with the best number to reach you, or call my direct line at (480) 442-7325.
