Subject: Paradise Valley MarketWatch - Private Estate, Mid Century Modern, and a Santa Barbara

Hi Friend,

I'm back from Stockholm, feels great to be home. It
was interesting to note the differences in their real
estate market.  Property is very expensive, with
prices at $1,000 per square foot routine, and often
much higher.  Furthermore a home that is "still" on
market after 7 days is considered stale!  A home in
Stockholm is expected to sell the day it hits the
market, or the day after at worst.  By the time a week
has passed, people think there must be a problem.

Well, back here in Paradise Valley things aren't
quite so exciting but there is real momentum compared
to years past.  There were 5 closings last week 
including one that sold after 7 days on market.  Sales
were strong at at an average $338 per square foot,
compared to the 2011 average of $267.  5 homes
does not a trend make, but it stands to reason we'll
be seeing an increase in prices this fall given how
low the inventory has been.

5 new listings to replace them, so no net change
in inventory this week.  Happily, there are some 
interesting picks among them:

Mid Century Modern - First Time on Market
This phenomenal mid-60's modern home has been
owned by the same family since it was built.  The
staggering views and a more recent addition made 
by The Construction Zone make this a special
property for those who appreciate this style of 
architecture.  Floor to ceiling windows, superb
yard, and over 5,600 square feet offered at 
$1,550,000.

It's worth noting that there's a competing property
that just came on market that's also a similar
style.  But it's a much more tired interior in need
of TLC, it's smaller, and it's offered at a higher price.
While it does have a larger lot, for the best value
this one is the clear winner.

So Private Howard Hughes Would Have Loved It
This privately gated estate has hundreds of trees
blocking views into the property.  The Tuscan style
home offers ample space at almost 5,800 square
feet, several outdoor entertaining spaces, and a
40 foot pool.  Plus a 5 car garage and guest house.
A lot of home offered at just under $1.7 million.

Elegant Santa Barbara Recent Build
Built in 2007, this home has modern conveniences
and quality finishes, wrapped in an elegant package
of understated Santa Barbara style.  On a cul de sac,
the lot is over an acre, and the home is over 6,800
square feet.
