Good morning Friend,

In my ongoing quest to make this newsletter
the very best source of information on
Paradise Valley real estate, I am proud to
announce a huge upgrade to the quality
and depth of information you can now receive
on any property you wish.

You will still have access to the standard
MLS data, as always.  However, there will
also be an in-depth PDF report available
on every property highlighted in the newsletter.
Each report will contain:

* All photos available of the property neatly
organized for a quick, detailed overview of 
the property.  No more need to scroll through
lots of pages on a website to get a sense of
the home.
* Map and neighborhood information so
you can also get a feel for the neighborhood
long before you visit.
Comparable sales data for the neighborhood,
including date of sale, age of the home, address,
and of course, price.
* Payment scenarios based on live loan data,
and multiple loan types.
* Exact distance to local schools and
restaurants. 

Furthermore, these reports are available
on any other home of interest, beyond what's
in the newsletter.  If you want a report, just
reply with the MLS number of interest and
I will get it over to you as quickly as possible.

Finally, this upgraded technology will also
be available to us in the process of valuing
a home.  So, when we proceed with
negotiations we will have more data, better
organized, and can use it to make a more
compelling case in negotiations.  These
valuation reports are separate from the
property detail reports, and contain even
more information to help make informed
decisions.  When you are contemplating an
offer on a home, I will put this technology to
work for you to get you the best deal on your
home. 

As a bonus, I'm also testing a new system
to enable you to keep track of information
as you contemplate a home purchase.  It
will  help keep "all the ducks in a row"
during the escrow process, which can be

Closings Last Week
There were $9.9 million in sales last week,
7 homes at an average price of $1.4 million,
and $276 per square foot (psf).  It's noteworthy
that 5 of the 7 homes were older, and the two
more recent builds were sold at $365 psf, but
the older homes were in the low $200's psf.
Prices ranged from $390k to $3.25 million.

New Listings This Week
6 new listings to replace the 7 that just sold.
Here are my favorites this week:

Family Home in Guard Gated Community
Located in Clearwater Hills, this home is just
under 4,500 square feet with 4 bedrooms, 4.5 baths,
and a 4 car garage.  Great yard for kids and
entertaining.  Offered at $1.5 million.

Fixer Upper on an Acre
This block construction home is just under 2,900
square feet on an acre approximately 1 acre.  It's
offered at $800k and is in a neighborhood of homes
of considerably greater value.  This would be
a strong candidate for remodel and expansion.

10,000 Square Foot Estate Priced to Move
This home was built in 2008 and is just under
10,200 square feet.  It has a 6 car garage, 2,000
bottle wine room, theater room, and exquisite finishes
throughout.  A lot of home for $3.5 million.
