Subject: Paradise Valley MarketWatch - BIG Activity This Week Despite July Heat

Good morning Friend,

The market threw a curveball this past week for
the normally slow July with 11 sales closed.  It
appears the heat outside isn't overwhelming the
heat of this market.  And this is really interesting:
a new build that hit the market 8 days ago
already closed - 8 days from listing to closing for
a $2.4 million property!  Also, a $2.2 million
contemporary closed with just 19 days on market.

So now the $2 million+ market is finally starting to
see the type of intense, quick action that previously
was concentrated mostly in the $1.5 million and
under market. 

Only 7 new listings to replace what's sold, as our
inventory continues to tighten.  Sellers apparently
have gotten the message that the high end is
moving again because the cheapest listing comes
in at just under $1.5 million, and per square foot
asking prices are strong averaging in the high $300's

Here's what's worth a look this week:

Massive Bank Foreclosure in Gated Community
We haven't seen a new bank foreclosure in PV in
quite some time, and this one is superb.  Over
10,000 square feet located in Clearwater Hills, this
home sits on 3 acres, and has 2 guest homes.  This
is offered at just over $3.5 million and is a superb
value.

Opulent Turn-Key Estate
Built in 2008, this 8,800 square foot estate offers
a long list of amenities including a massive guest
house, 50 foot pool, Crestron lighting, solar panels, 
air conditioned garages, and the list goes on.  The
only negative here is the listing agent is slow with
the pictures so all you'll see is a snapshot of the
exterior which doesn't do this home justice - so this
is one we'd have to see for ourselves in person.
Offered at just under $4 million.

Spanish Hacienda with Modern Amenities
Built in 2001, this Spanish Hacienda style home is
well done with great attention to detail.  It sits on a
private, oversized lot and has a pool, extensive
patios, wine cellar, and 4 car garage.  Offered at
just under $2.5 million - to my mind the price is a
bit high, but the home is quality, so if you're in the
market for this style it's worth negotiating on it.

Golf Course Contemporary
Most golf course homes tend to be of a more
traditional or old world style, but this one offers
contemporary lines and modern finishes well suited
to the architecture.  4 bedrooms, Chef's kitchen, pool,
and cabana for $1.9 million.
