Good morning Friend,

This week brings a double edition of the
newsletter, as I regrettably couldn't write
last week's edition. I was in the Swedish
countryside for Easter and was completely
"unplugged" -- a long weekend with not one
iPad, Blackberry, nor any other electronic
gadget in site. The children have an
interesting tradition for Easter in Sweden,
dressing up like witches and going to homes
for candy just like Halloween. Below are
some of the adorable ones who showed
up at our door.

Back to work!  I'm making up for last week
with a double edition from my hotel room
in Stockholm.  There were 25 new listings
since I last wrote you two weeks ago, and 3
of them immediately went under contract.

An interesting sign of the times from within
the trade: a bi-weekly meeting for agents to
put together creative financing deals has
been disbanded, after years of going strong.
The strength of the market has reduced the
need for creative financing, and there just
wasn't enough deal flow to justify the
meetings anymore.  As my clients know,
I'm still actively pursuing creative financing
and I always will in every market, but the
winds are favoring sellers over buyers today.

Closings Last 2 Weeks
Prices remain strong with an average per
square foot of $311 for homes with an
average year of construction of 1981. The
strategy I have been advocating for over a
year -- buying older homes and remodeling
them -- is still viable, but it's a lot harder to
score a huge win than it was last year.  The
average sale was just under $1.5 million and
the total volume of sales was in excess of
$17.8 millon.

New Listings This Week
There are 25 new listings ranging from
$525k to just under $4 million.

Here are my picks for quality and value:

Provence Inspired Estate Below Cost
The owner spared no expense to build
this exceptional Provence inspired estate
in 2011 at a cost of $4.2 million.  It's now
being offered below the cost at under
$3.8 million.  Truly exceptional finishes
throughout, over 7,200 square feet of
interior space on almost an acre.  The
kitchen is jaw dropping, a Chef's dream.

Soft Contemporary with Dramatic Views
Over 6,000 square feet of thoughtfully
designed interior space framed by views
of Camelback Mountain that are as good
as it gets.  This had gone under contract
within days of listing and fell out, sure to
get snatched up again soon. Offered at
$2.5 million

Charming Family Home
This warm home would be perfect for a
family with young children.  It is brand new
construction, with excellent finishes and
sits on a lot over an acre perfect for the kids
to play in.  Offered just under $2.4 million

Mansion Fixer Upper
Over 14,000 square feet offered at just
$228 per square foot, this mansion needs
TLC and boasts a 2 acre lot in a prime
location.  There are too many amenities
to list, suffice it to say if you invest in a
remodel this home will be one of the most
memorable in Paradise Valley.
