Subject: Paradise Valley MarketWatch - 17 New Listings and Market Trends Update

Good morning Friend,

Interesting article in the Wall Street Journal
this week entited The Year Everyone Was
can be summarized by this quote "Even
the most bullish respondent in the late 2011
survey may have understated the actual
2012 home price gain."

I'm pleased to say that my call on 2012 for
Paradise Valley was correct: decreasing
inventory and higher prices.  Of course its
much easier to have an accurate crystal
ball for a town than the whole nation, so
I take no credit over the people with the
tougher job cited in the WSJ.

I'm going to be releasing my detailed
summary of 2012 in February, along with
predictions for 2013.  For now I will say
this: in many respects it feels like 2005
again. There is so much competition for
great properties, and now even marginal
properties are moving at a faster clip.  Of
course the price level is much lower than
2005, but if this level of activity continues
we may be right back there in 2 years.  I
will speak more on this in my report, but
the anecdotal evidence of the past couple
of months can be summed up in one word:
WOW

Closings Last Week
A brief lull last week with just 4 homes closed,
a total sales volume of $3.6 million and
an average price of $900k.  The
average price per square foot was $261,
down from $274 the prior week, notably this
included 2 fixer upper projects.  So, again
we see bargain hunters grabbing the fixer
uppers - rightly so - albeit they're paying
more for the "privilege" of remodeling.

New Listings This Week
We have 17 new listings this week including
several noteworthy bargains.  Prices range
from $600k to $2.7 million.

Family Home in Great Location under $600k
Here is the one that should be snatched up
immediately. It's located near 68th St and
Chaparral, is completely remodeled, and the
asking is just under $600k.  Don't delay on this
one it won't be around long.

Remodel/Teardown in Prime Location
The lot is about an acre and is in a prime
location north of Lincoln upslope on
Invergordon.  Views from everywhere,
surrounded by much more expensive homes.
This is a classic "buy the worst home in
the best neighborhood play" and is offered
at $1.1 million.

The Secret Bargain is Unveiled
Here is the home I sent the alert about
earlier in the week, now the whole market
knows about it at the new price -- of course
you knew about it days ago.  This is a
LOT of home for the money at the asking
price of $1.75 million -- it's 2.4 acres.  The
home itself is larger than the county
assessor shows, and is in good condition
but could use some cosmetic updating.
I highly recommend this home for someone
who wants a bargain and who is willing to
put in some effort to remodel but doesn't
want to tackle a total fixer upper.

Traditional Style and Modern Convenience
This well-priced home is perfect for a family
looking for old world style with all modern 
conveniences.  Built in 2005 the home shows
almost new, and is in a great location near
Doubletree.  It offers a guest casita, a gorgeous
kitchen, and almost 7,800 square feet of interior
space for $2.7 million.
