I never cease to be amazed at how often I
hear this comment from my clients: "This
home looks SO different than the pictures,
I can't believe it!"  Even more astonishing
is how often homes look better than their
photos, it's as often as they look worse.
The cliché is that the camera never lies,
but it lies all the time, for better or worse.
There really is no substitute for looking at
a home to understand what it's about.

now glorious.  So, please don't be shy and

There's no obligation, and you may be
pleasantly surprised by what you find.
Remember that the snowbirds are starting
to return, so there will be increasingly
stiff competition over the coming months.
Also, please note that most homes require
advance notice to get access, so planning
ahead at least 2 days is best.

Closings Last Week
Sales were down last week with just 4 homes
closed for a total of $4.5 million in sales,
down from the prior week's total over
$5.5 million.  One bargain sure to be remodeled
sold after just 4 days on market at $660k.
Another savvy buyer acquired a turn-key
home on 2.5 acres for $2.5 million, a very
solid deal.

New Listings This Week
16 new listings this week, and regrettably
I find fault with the majority of them.  It's
becoming increasingly clear that sellers
feel they are in the driver's seat, and they're
more comfortable listing properties that need
work and/or asking lofty prices.

Fortunately, there are a couple of gems:

Doubletree Turn-key Family Home
Built in 2003, this home needs nothing to be
ready for your family to move in.  It's on over
an acre, and boasts expansive covered patios
and outdoor entertaining space.  It has 5
bedrooms, a pool, a 4 car garage, and a 
wine cellar.  Offered at $2.35 million.

Southwestern Estate
This is authentic southwest style, the home
was remodeled by renowned architect Bill Tull.
A spacious lot that's almost 1.5 acres, it has
fantastic views and landscaping.  The home
is warm and inviting with superb attention to
detail.  If you've been looking for a traditional
southwestern home, this really is worth a look.
