In this fast moving market, your best
bet may be a home that never hits
the MLS.  If it does hit the MLS, then
you'll want to have someone get on
it quickly because the good ones
are moving very quickly indeed.

Closings Last Week
10 homes closed in the last week, for
a total sales volume of $9.7 million.  The
average price per square foot was $240,
down from $289 the prior week, and this
decrease was reflective of the fact that
most of the homes sold were older; the
average year of construction was 1976.
Evidently, people are snapping up the
old homes for remodels as the turn-key
homes become more expensive.  

New Listings This Week
We have 14 new listings this week ranging
from $155k (it's very very small and in need
of quite a bit of TLC) to almost $9 million.
