Subject: Paradise Valley MarketWatch - 12 New Listings including 2 Bargains

Good morning Friend,

Despite the fast pace of this market, it is
worth nothing that it always, always, always
pays to negotiate and to be creative.  The
worst that can happen is a deal doesn't come
together but we'll never know unless we try.
I recently negotiated exceptional terms for
seller financing for one of my clients, and
frankly was surprised by the superb terms. 
It just worked out that the sellers had a lot
of cash and  were happy to get the income,
and so they accepted the aggressive terms
exactly as we proposed them.

As those omnipresent lottery commercials
say "you gotta be in it to win it" -- we may not
get the deal you want by negotiating for it,
but we definitely won't get it if we're not even
out there trying.  And I am quite confident
that in a year the prices will be higher and 
even moreso the year after.  

Closings Last Week
This was a strange week, only 2 sales closed
on the MLS and they were both small fixer
uppers which were on the market and off in
a flash.  It was so strange I contacted the MLS
to ensure there wasn't an error.  They say no
but I have my suspicions as that's the lowest
number in the 2 years I've been writing this
newsletter.  Anyway I will run with it: our
volume was a "whopping" $793k last week
down from $15.5 million the week before.  

New Listings This Week
We have 12 new listings this week ranging
from $858k to $3 million.  There are two
serious bargains this week worth attention,
and I have highlighted them below.  Please

Here are my picks for quality and value this week:

Teardown/Remodel Opportunity
Superb location on Invergordon, the lot is well
over an acre with a spectacular sports court and
pool.  The home, well, that's going to need some
serious work.  The location, the lot, and the bones
are are a deal at $858k.

New Build Over an Acre at Bargain Price
Built in 2011, this 7,900 square foot home sits
on a lot over an acre, and is offered at just
$2.35 million.  The pictures speak for themselves,
terrific finishes and ample room for entertaining.
This home won't linger on market, call me.

Brand New Construction - Mediterranean
This home is new and has never been lived in,
and is located just south of Doubletree Road.
Over 7,400 square feet and 6 bedrooms on
an acre, finishes include extensive use of
Canterra and Venetian plaster.  Offered at
$3 million.

Paradise Valley Farms Family Home
Terrific family home offers 6,000 square feet,
lush landscaping, and about an acre of land
including a pool and sport court.  Perfect home
for someone who wants a bit of East Coast
here in Arizona.  Homes in this subdivision
tend to move quickly when they are reasonably
priced, as this one is at under $1.9 million.
Note that despite the name, this home is
in Scottsdale not PV, but very centrally located.
