Now back to this week in Paradise Valley real estate...

Closings
Closings were up over 100% from the week before, bouncing right back after the Labor Day lull with over $13.7 million in volume of single family homes. The average price was $1.25 million and $276 per square foot. The per square foot numbers were a bit lower owing to the mix of properties, including several right off Shea which typically gets a discount, and a number of older homes. The weighted average year of construction of homes sold was 1988.

New Listings
10 new listings this week, ranging from $585k
to just under $10 million.

Quite a few of the homes are "swinging for the fences" on price this week, and a couple have quality issues, so just 2 that I would recommend:

Remodeled Mediterranean Home
This 6 bedroom remodeled home has very good interior finishes including extensive use of wood and stone. The layout is perfect for families, and entertaining, with great outdoor patios, a wine cellar, pool, and more. It's a well rounded home in the superb neighborhood of Invergordon and Jackrabbit. It's a bit pricey given the age at the asking price of $2.8 million, however the quality is there, so it would be worth opening negotiations.

Fixer Upper in Prime Location
Located in the superb area of Doubletree and Invergordon, this home was recently given numerous structural upgrades such as plumbing and HVAC. However, the interior is still dated and begs for a cosmetic refresh. The cosmetic refreshing is certainly easier and faster than structural upgrades, and the lot is large enough that you can add on to the house if you wish. Offered at $899k.
