I have a group our investors who I'm working with and advising. They're really putting together something special that I'm sure I'll be bragging about in the future.
As I was explaining to them, and I'm sharing with you, the way you structure and build your business with regards to your clientele, expenditures, and overall ROI is important because our goal is to establish strong positive cash flow.
Strong, positive, profitable cash flow gives us greater control over our money and much, much, much faster wealth building opportunities - much faster than real estate.
Before anyone says anything, STOP the hate emails! I'm NOT against real estate. I see and know all the benefits and am well familiar with the long-term upsides. I love it.
If you're hitting our benchmark targets of 25% margin in your NEMT business, then you're crushing the average cash-on-cash return of 4-10% for rental properties.
Again, NOT diminishing the value of rental properties, but with strong positive cash flow, we can dump money into conservative investments and get the same, if not substantially more, ROI and skip the broken toilets, trashing of the unit, having to write off uncollected rents, avoid evictions, etc., etc., etc. The list goes on.
As I've mentioned a million times over in my videos and content, the goal is to make as much money as possible in our "front-line" business, and push it through out system to get the money into "safer" investments that we get better and faster ROI, and we have greater control.
We don't want to be sitting on investments (a property) where we're "bleeding" while waiting to find a buyer.
With a strong cash flowing business we can scale more quickly to drive growth while having substantially more write-offs and creative options for legally moving money!
THIS IS WHY YOU, YOU, YOU need to be closest to YOUR customers! When you only serve a broker, YOU are NOT in control. The clients you transport, they are NOT your customers! The broker is your customer and you serve them. The minute they find someone else, they're going to dump you in favor of a cheaper option.
THAT IS NOT the formula for "being in control" of your assets or your cash flow.
