Greetings!
We are now officially into the Fall season, which is perhaps our favourite season here in Ontario. The leaves are now turning into their beautiful fall colours, with its “peak” projected to be ready for Thanksgiving weekend. Hopefully you are able to take some time over Thanksgiving and enjoy some of the natural beauty in and around Toronto.
The fall real estate market has been busy as predicted, with both condominiums and entry-level freehold properties frequently selling above the list price. Even with the increase in inventory for the month of September, prices are continuing to rise as buyers are taking advantage of ultra-low fixed rate mortgages. Interestingly, over the past few weeks, we have also noticed an increase in “bully offers” from buyers, which were not as common during the Spring market.
With the Federal Election just a few weeks away, each political party has released its platforms on how to tackle housing affordability in Canada. While many of these campaign promises often do not make it to public policy, it is clear that real estate continues to be one of the most talked about issues in this election. There are stark differences in approaches from each of the political parties, however we are encouraged healthy discussions in increasing the limits for the Shared Equity Mortgage Plan which would help buyers access pricier markets like Toronto or Vancouver. A lot can change between now and post-election campaigns and thus we will continue to monitor the upcoming elections and see how it may affect homeowners in Toronto.
