Mortgage Applications Surge as Borrowers Capitalize on Lower Rates

Mortgage applications jumped 3.1% for the week ending August 1, 2025, signaling renewed demand in home financing after a slight decline the previous week, reports the Mortgage Bankers Association (MBA). Meanwhile, 30-year fixed mortgage rates held steady near 6.72%, according to Freddie Mac’s data through July 31.


Rising Activity Across Purchase and Refinance Markets

The MBA’s Market Composite Index, reflecting total mortgage application volume, rose 3.1% on a seasonally adjusted basis. Refinances saw a notable 5% increase week-over-week, marking the strongest pace in a month, and remain 18% above levels from the same week last year. Purchase applications also climbed, up 2% seasonally adjusted and 1% unadjusted, reflecting growing buyer interest supported by increased home inventory.

Refinances now account for 41.5% of total applications, up from 40.7%, while adjustable-rate mortgages (ARMs) rose to 8.5%. Federal Housing Administration (FHA) loan applications dipped slightly to 18.5%, whereas Veterans Affairs loans increased to 13.3%. USDA loan applications fell marginally to 0.5%.
