Strong demographics (growing population density, solid median household income, and favorable age mix)
Medical office or retail zoning permitted (conditional use acceptable)
Landlord open to providing Tenant Improvement (TI) allowance for build-out
Preferred Locations: Castroville, Marble Falls, Medina Valley, and Randolph AFB / Cibolo / Schertz area
